Infrared Thermal Cameras
Measuring of temperatures, air humidity, allowing us to check important points such as thermal bridges or damp.
Steel/ Structure recognition
Assessing the amount of steel, rebar, its spacing is of utmost importance to assess the structural aspect of any building.
Thermal Image Equipment
This allows us to see what may be hidden behind surfaces, and is helpful detecting bugs and pests, as well as a number of other issues.
Radon testing Water testing
Radon is believed to be responsible for a small, yet worrying enough portion of lung issues, it is in some areas of Portugal. All our water testing is extensive and done in a lab.
Accurate measuring tools
We check areas when required and levels also, they maybe important to determine structural issues or bad construction practices. Also handy if you are worried about any paperwork related discrepancies
Endoscopic, EMF/radiation and air quality
Many times neglected in assessments, but of very high importance for quality of life and especially if you have children and/or suffer from sensitivity to air issues or frequencies. Endoscopic assessment allows us to further investigate hidden issues impossible to check otherwise.
Gas, Electrical and plumbing checks
We have a number of equipment and again, wide experience in what you need to have fitted in the house, this obviously varies in different types of property, its one of the most crucial parts of most of our surveys.
Portuguese Construction Knowledge
Inspecting a property in the famously known varying degrees of age and quality of our country, and various types of materials used, knowing what to look for, is as important, as having the right tools, if not more, we have years of experience in building with all types of materials in Portugal and are local so we know inside out all of the advantages, disadvantages and what to look for specifically.
Historical Building Inspections
Many times we are called to consult, after purchase, regarding issues with Historical or very old properties that seemed well preserved, with buyers finding themselves with a number of unexpected issues to resolve and sometimes even having to let go of important original features of the house, due to bad assessments. Again our vast experience can save the client money and a lot of stress.
Remedial repairs and cost calculation for renovation
Since we are builders/tradesmen at heart, first and foremost, we are able to produce all types of quotes, advise on best course of action and also give an idea of remedial work cost with view to purchase, our report can be signed by our civil engineer and written in Portuguese for full legal use in insurance claims for instance.
Simple property visits with verbal report on the spot , are also available,so you can have an idea of overall state of a Property!

160€+Vat(23%) for any size of properties and up to a 50km radius from our office.
Inspection with full report:
- Thorough check of all of the included services, and equipment used, mentioned above, much more thorough than a regular Portuguese Civil Engineer expert opinion.
- Structural, Damp, Thermal Bridging, Electrical, Gas, Plumbing, wood rot and other areas of interest.
- Detailed written report with media included such as equipment readings and photographic evidence.
- Remedial repair advisory summarised report in both Portuguese and English for immediate remedial repairs, very useful to hand out to a Portuguese builder.
375 Euros+Vat(23%) for maximum of up to 150 sqm properties and up to a 50km radius from our office, any areas above this, if largely exceeded, will have added costs.
We can provide a renovation cost report at an additional cost, this is quoted tailored to the specific scope of work.
Survey with full report:
- Full Survey of all aspects included in the property inspection, with more detail on some very important aspects.
- Full repair and improvement report. Overall costs for repairs provided.
- In depth guide to the purchase aspects of properties involved.
- Real area measurements checked against paperwork with accurate floorplans with advisory report.
- Consultancy on both legal and purchasing actions included in advisory report based on our partner lawyers consultancy.
995 Euros+Vat(23%) for maximum of up to 135sqm properties and up to a 50km radius from our office, any areas above this, if largely exceeded, will have added costs.

Radon testing(*):
- Radon testing which is done over time with machinery or by sample and depends on location etc. We also can take lab tests.
Water testing:
- Only carried alongside the property visit, inspection or survey, and is sent to an external medical lab:
At cost price+handling fee(40+10€).
Area and Paperwork checks:
- Property measurements, accurately drawn, signed by an engineer if necessary, checked by a solicitor and the company manager, which has a long Real estate experience!
